SMART PM’S Pledge:
Screening: Screening applicants is a vital step to assure future tenant(s) meets our qualifications. Our screening qualifications include credit scores of 650* or higher, monthly income of at least 2x rental rate, a clean criminal and eviction background, and a strong landlord recommendation. All screenings are done in-house, have a 24-48 turnaround time, and are dedicated, fair housing advocates.
Maintenance: Maintaining your property requires year-round vigilance but that does not mean the sky is the limit for every repair. Controlling costs is important to how you budget the needs of every property. While some repairs are unavoidable, especially ones that affect habitability, troubleshooting issues, pricing out vendors, and capping repairs keep you in control of costs. For repairs greater than $250, but less than $500, you will receive email notification of the upcoming expense so you can prepare; for repairs greater than $500, we won’t approve without your permission (unless it is an emergency or habitability situation).
Assurance: Assuring the lease provides clear guidance on terms and conditions protects owners and the property. One very important term to enforce is the lease break rules. Once a lease begins, you have a financial expectation for that lease term. Should, for any reason, tenants break their lease, they are responsible to pay a lease break fee (which covers the cost to find a new tenant), as well as rent and utilities until a new resident moves in.
Results: Results mean your property is being properly marketed or leased, your asset is protected, and cash flow and reporting are timely. If you are not satisfied after 6 months with the quality of service you are receiving and no resolution can be met, then we release you of any contractual obligations. * (See management agreement for specifics.)

Both industries highlight his dedication and ability to building long-lasting and enduring relationships. Growing up a Navy brat, answering "where are you from?", is a long and tedious task, but he's happily called Colorado home for 20 years now. When he's not at a listing appointment, you'll likely find him coaching or rooting his children on from the sideline during their never-ending sports schedules.
